Improvement ideas that can increase the value of your home

Taking on a new remodeling project? Here are improvement ideas that can boost your home’s value.

  1. Bathroom remodeling
  2. Whether you’re interested in a full remodel or just a refresh, there’s plenty you can do to improve your home’s bathrooms. For an instant refresh, remove old caulk and re-caulk the tub, strip dated wall coverings and add a fresh coat of paint. It’s a little more work to replace the lighting and plumbing fixtures, but it may well be worth it to update the space. Replace old or damaged shower doors, or remove them to create the illusion of more space. For a whole new look, replace the tiles, tub, vanity, and toilet, too. If you don’t want to move or replace your tub, consider having it re-glazed to make it look brand new.

  4. If you only have one bathroom, adding a second bath often adds enough value for you to recoup a large portion of your investment. Experts have stated that you can recoup as much as 80% to 130% of the amount you spend by adding a new bathroom. As with most projects, though, the cost of a bathroom addition – and the amount you’ll be able to recoup – will depend largely on the types of upgrades and accessories you intend to use. For homes in high-end neighborhoods, it may be worthwhile to invest in higher-end fixtures. Otherwise, attractive, updated, middle-of-the-road fixtures may be your best bet.

    When finding room in your house for a new bathroom, take a good look at any underutilized spaces and bonus rooms. Also consider where the plumbing is in relation to your proposed new space. If you have a bungalow, consider adding a bath directly above your current bath.

  5. Kitchen remodeling
  6. Homeowners spend more time in their kitchen than in almost any other room in the house, so it may be worth it to invest in a full kitchen remodel. According to experts, you can recoup as much as 60% to 120% of the amount you spend on a kitchen remodel as long as you can limit your expenses.

    Updating your appliances to stainless steel or adding a fresh coat of paint will do wonders for your kitchen. Aside from being relatively cheap, painting in modern, neutral colors can go a long way in updating the overall look and feel of the space. If you have tired looking wood cabinets, update their pulls and consider painting them, too. Smoother grained maple cabinets provide a perfect canvas for paint, but even heavier grains like hickory or oak can be painted if the cabinets are prepared correctly. Don’t skimp on the prep. 

  7. Addition of energy efficient windows
  8. Buyers look at homes with energy efficiency in mind. Energy Star states that Energy Star-rated windows allow you to save as much as $500 each year in heating and cooling. Moreover, experts say that you can recoup 60% to 90% of your expenses when you spend on energy efficient windows.

  9. Bedroom addition
  10. Adding more square footage to your home can be a pricey project, but you should be able to recoup about 50% to 83%. Adding a new bedroom can put your home in a whole new price range, allowing you to make a bigger profit when you resell.

  11. Reinventing a room
  12. It’s easy to go over-budget when adding a new room, so why not reinvent an existing one instead? You can finish the basement or convert the attic into a game room. In some areas, homeowners who add a small apartment in or over the garage, can offset their expenses by renting it out to tenants.
